What’s included

  • Project & package: project and location, the parties, the trade or package, and the drawings, specs and addenda the scope is based on.
  • Work to be provided: a large box for the full description: quantities, locations, systems and performance requirements.
  • Inclusions & exclusions: a side-by-side table: what this contractor includes, and what’s excluded or by others (and by whom).
  • Interfaces with other trades: who provides items like in-wall blocking, sleeves and patching, so nothing falls between trades.
  • Materials & submittals: product or system, spec section, submittal type and lead time.
  • Access, coordination, closeout & allowances: work hours, staging, shutdowns, milestones, inspections, punch list, warranty and turnover, plus allowances, unit prices and clarifications, and signature lines.

How to use this template

  1. Put your company name in the top line and fill in the project, trade and date.
  2. List the exact drawings, spec sections and addenda this scope is based on.
  3. Describe the work with quantities, locations and references, not just a trade name.
  4. Fill in the inclusions and exclusions side by side. For every exclusion, say who it’s by.
  5. Settle the trade interfaces (blocking, sleeves, patching) before work starts.
  6. Add submittals, schedule, closeout items and any allowances, then have both sides sign.
